This is for a complete firearm package, 22LR caliber 1911. Listing price is very nearly the cost of the conversion kit alone. You are getting a functioning firearm.
The upper is a Bob Marvel design, Nighthawk Custom branded, 22LR conversion 1911 (Unit 1 design). This version has the adjustable rear sight (elevation and windage). Nighthawk Custom sold these until about 2010. You can still find the Bob Marvel conversion kits online at a few other reliable dealers.
The lower is a professionally Cerakoted Para Ordanance 1911 frame (OD green).
The pistol comes with the take down / adjustment tool, and extra parts which shipped new from Nighthawk Custom. It comes with 3 magazines and the Nighthawk Custom logoed soft case originally shipped in.
Do your research on the Bob Marvel design. It has a great reputation. One drawback to most OTHER 1911 22LR conversions is that the weight has to be significantly lower than your 45ACP version. 22LR will not cycle a heavier slide. This is not optimal for training to use your 45ACP 1911. The Bob Marvel Unit 1 design solves this problem and the pistol weight is very near the actual weight of an empty full size 1911. If you have a custom gun with a nice trigger, you can put this on that lower and train with the same trigger using 22LR.
This pistol was used as a training tool for my son when he was old enough to shoot pistols but the 45ACP was too much for him to train with for long periods of time. It has worked well, and he no longer shoots it as he has moved up. No reason for it to sit unsued.
I have had common 22LR handgun ammo issues. Keep it clean and lubricated and it will serve you well. Higher velocity quality ammo, like CCI, worked well. Winchester White Box 22LR never worked well in this firearm (or most other 22LR pistols I have owned, if I am being honest...).
Although I have not tried it, I have been told that the magazine is the same as the GSG 1911-22 and the SIG 1911-22.
